Fund Management

Downtown Properties and its associate, Gaw Capital Partners, have raised and managed over $2 billion of capital. Funds are invested in residential, retail, office and other real estate asset classes and have generated exceptional returns. With in-house Asia- and U.S.-based teams experienced in all investment aspects, from acquisitions to property management, the firm is well positioned to tie capital to strong investments.

Direct Investments

With direct access to capital, the ability to transact quickly, and a proven ability to close, Downtown Properties has successfully transacted numerous direct investments. Prior direct investments have ranged from $5 million to $350 million in size, and have also ranged across multiple asset classes, including office, retail, mixed-use, residential, golf courses, ski resorts, land and hospitality.

    Downtown Properties, teamed up with Ping An, has successfully acquired the Lloyd's Building from Commerzbank's Commerz Real funds unit. This is the second property transaction in London led and managed by Downtown Properties since 2012, and the first overseas real estate acquisition by Ping An.

    Downtown Properties acquires a 107,103 square foot office building in downtown Los Angeles' historic core. The Washington Building represents Downtown Properties' seventh investment in downtown Los Angeles and its fifth along Spring Street.

    Downtown Properties closes on an investment in a 530,214 square foot office building in the Grand Central submarket of Manhattan. 285 Madison Ave, located on the northeast corner of Madison Avenue and 40th Street, represents Downtown Properties' second investment in the Manhattan market.

    Downtown Properties closes on an investment in a 174-room luxury apartment building in Miami Beach. Directly accessible to Miami Beach and the Atlantic Ocean, the Crown is located in a highly visible and desirable location, proximate to numerous renowned properties such as the Fontainebleau and SoHo Beach House.

    Downtown Properties successfully led the acquisition of a prestigious London property for a South Korean Consortium. Vintner's Place, located at 68 Upper Thames Street, is a 277,270 square foot Class A office building. The acquisition of Vintners' Place is the third property transaction completed by Downtown Properties and the South Korean consortium in recent years and their first in the UK market.

    Downtown Properties acquires a 68,745 square foot office building in San Francisco's Midmarket district. 1161 Mission Street represents Downtown Properties' third acquisition in San Francisco and its first investment in the Midmarket submarket. 1161 Mission Street is actively being leased.

    Downtown Properties closes on an investment in Sacramento Downtown Plaza. With 400,000 square feet of retail space and 280,000 square feet of office space, this asset represents downtown Sacramento's largest and most prominent mixed-use project.

    Downtown Properties closes on an investment in a 166,000 square foot creative office building in Manhattan. Located in the supply-constrained Chelsea sub-market, the open floor plans cater to technology, advertising, fashion and other tenants seeking creative office space.

    Downtown Properties is currently undergoing a major renovation project of 550 Montgomery Street, a 95,000 square foot office building acquired in 2010. The Downtown San Francisco office building is actively being leased.

    Downtown Properties closes on a 1.4 million square foot Class-A office building in Downtown Chicago. DP purchased 70 West Madison, an iconic SOM-designed, 57-story office building. This represents Downtown Properties second $300,000,000+ acquisition in the past two years.
